Sheryl, AICP, PMP is a community-focused development project leader with advanced financial and project-focused acumen. For the past 14 years, she has led deals, end-to-end, from market research, estimating, deal analysis, securement of funding, underwriting, project assembly, schedule management, through delivery on underutilized mixed use affordable housing properties. She has a Community & Regional Planning degree from Iowa State University, with an emphasis in Public Policy as well as numerous National Development Council finance coursework. In her career she has helped raise and deploy $51 million for affordable and mixed-use projects, primarily small multifamily (15-25 units) as well as infill ‘worst house on the block’ single family homes totaling 230 units. She also helped develop a homeowner repair program affecting 50 low- and moderate-income households that inspired a private philanthropist to donate over a million dollars. In 2023, she and her team at The 712 Initiative were recognized as Innovative Leader through 1,000 Friends of Iowa for 1st Ever Award Category inspired by two other awards for their approach to creative problem solving & innovation. Today she currently switched over her professional efforts to the other side of the river at inCOMMON Housing Development Corporation, a new 501c3 complimenting inCOMMON Community Development’s 18-year residency in East Omaha’s Park Avenue and recently added Walnut Hill neighborhoods. Here she oversees a future 120-unit, $35 million mixed income housing development as well as infill sites for missing middle developments. inCOMMON unites and strengthens vulnerable neighborhoods where 1 in 3 residents and 1 in 2 children live under the poverty line and workforce households 50-120% AMI are threatened by gentrification. She currently lives in Council Bluffs, Iowa with her husband Matt and three children George, Audrey & Morgan.
